Whether an investor is considering an investment purchase, or a business occupier weighing up the pros and cons of freehold purchase, we are able to take an overview of geographical and industry trends to provide clients with the best available property opportunities and achieve the best deal for the client’s business.

Investment expert Daniel Capobasso will advise on suitable purchase opportunities and how to achieve a sensible balance to a portfolio. We make sure that we understand the client’s business requirements and ensure that they thoroughly consider all options. We can carry out a review of the client’s existing portfolio and consider important issues such as demographics and labour supply.

Following agreement of the acquisition strategy we carry out targeted search of properties both on and off the market, negotiate transactions considering whether there is mutual benefit to restructure leases.

Daniel was recruited by Johnson Tucker LLP in June 2014 following 6 years with a muti-disciplined firm of chartered surveyors based in the north east. Daniel is a RICS Registered Valuer with a broad knowledge of property related matters within the disciplines of Valuation, Lease Consultancy, and Property Management as well as Investment Agency, and has acted on behalf of local, regional and national clients.

Daniel has successfully sourced and disposed of assets on behalf of a wide range of clients including Pension Funds, Property Companies and high net worth individuals. Recent examples include the purchase of a Multi let retail Investment comprising tenants such as Co-op, Vets4Pets, Costa and Greggs on behalf of a high net worth individual and the sale of a £4m Retail Warehouse Investment in Consett on behalf of a corporate client. Daniel moved to Newcastle upon Tyne in 2004 and studied Mathematics and Statistics at Newcastle University, before completing a Masters Degree in Real Estate Management at Northumbria University.

Kristian assists Gary Robinson, Daniel Capobasso and Malcolm Angus, across the disciplines of property management, agency and commercial valuation. Kristian brings with him specialist skills and experience in agency and valuation having previously worked for a regional surveying firm in Newcastle City Centre. Kristian recently qualified as a Chartered Surveyor having passed his Assessment of Professional Competence in April 2018.

Andrew has thorough knowledge of the North East property market having practiced in the region throughout his career since 1983. Following a spell “client side” with Grainger Plc, Andrew established the Newcastle office of a major national practice, Gerald Eve, with David Johnson in 1998. In September 2006 he and David decided to become independent and set up Johnson Tucker LLP. Andrew is the thinking mans agent and gets particular pleasure identifying opportunities and brokering complex transactions involving several parties. Whether advising on acquisition or disposal, Andrew will ensure that the client achieves the desired result at the best possible price.

His experience in dealing with all aspects of commercial property ensures that there are no surprises, or opportunities missed. This is fundamental when dealing with land sales/purchases, where planning permission can add significant value, or sale and leaseback transactions where the terms need to be right for both buyer and seller.

Andrew also has specialist knowledge in the motor trade and trade park sectors for owners and occupiers. Andrew is an experienced landlord and tenant surveyor carrying out Rent Reviews and Lease Renewal work for major clients, including ATS, BSS, Co-Operative Group, Ernst & Young, Grainger Plc, Greggs Plc, HSS, NCP and Laing O’Rourke. This includes Arbitration and Independent Expert disputes where witness statements and oral hearings are sometimes necessary.

He has prepared reports for, and acted as an Expert Witness in major planning applications and Public Inquiries. He regularly provides advice to litigation solicitors and is experienced at providing evidence in Court. Andrew is also an RICS Registered Valuer, providing advice to individuals, companies, pension funds, accountants and solicitors. This could be anything including a single valuation of a residential property, asset valuations, providing advice in matrimonial disputes or providing Expert Witness advice on other valuation matters. He regularly prepares loan security valuations for most major banks and lending institutions. This includes both residential and commercial properties from individual units to portfolios.

He also has residential investment expertise gained from working at Grainger Plc as well as advising clients in the social housing sector. Another area of specialist expertise in the residential sector is dealing with Leasehold Enfranchisement cases where he has given advice to freeholders including Bellway and Persimmon as well as many leaseholders whether individually or collectively. With colleague Malcolm Angus and consultant Richard Harris, Johnson Tucker LLP is one of the few firms of Chartered Surveyors in the North East that has considerable specialist knowledge in this sector.
