The Area

The site is located in the south-western part of Wingate. Wingate is a former mining village in County Durham, situated close to the A19 between Peterlee and Durham City. Wingate offers local bus connections to nearby towns and cities, including Hartlepool and Durham, and is conveniently located just 3 miles from the A19, providing easy access for both northern and southern travel.

The village is home to a range of local shops, a primary school, and is close to secondary schools in the surrounding area.

Access

The site is accessed via Pickering Street which is an adopted highway. There has been no construction works on the access and would require full construction and updates.

The site is well related and adjacent to the settlement of Wingate. The site could be subject to consideration against Policy 6 of the Local Plan. The land has not previously been considered for residential development, so further assessment is required to determine if the land is developable in the short term in accordance with the County Durham Local Plan.

Identified within a low-value area and to contribute towards meeting the needs of Durham’s existing and future residents, the site would be subject to an on-site affordable housing requirement of 10% of the total number of units developed, as outlined in Policy 15 of the Local Plan.
